The general intent of these standards is to govern the appearances of properties as visible from public property or from other residences. These standards are supplementary to the Glenmoor Declaration of Covenants, Restrictions, and Guidelines, particularly Article X. Residents should be aware that the Declaration contains additional requirements, which govern all lots. All requirements mentioned in this document apply equally to the lots themselves as well as to easements within the boundary of any Lot and to any area of public right-of-way adjacent to any Lot.
Initiation fees are due immediately upon the conveyance or resale of any Lot.
GLENMOOR IS CURRENTLY AT MAX CAPACITY FOR LEASED LOTS.
For current homeowners who are interested in leasing their Lot please contact HMS stating your interest to be added to a wait list. When a Leasing permit becomes available HMS will reach out to those on the wait list on a "first come, first serve" basis to verify if homeowners are still interested in applying.
Leasing permits must first be approved by HMS and the Glenmoor HOA Board prior to any leasing contract being entered into on a Lot. If a Lot is leased prior to seeking approval from the HOA Board Lot owner will incur fines for violation of Covenants and may be blacklisted from Leasing in the future.
Leasing permits must be renewed annually with the Glenmoor HOA Board regardless of the lease agreement terms with a tenant. Non-renewal by January 1st of each year will result in loss of Leasing permit and Lot owner must reapply for approval.
Per the Declaration of Covenants Home Based Businesses are NOT allowed within the Glenmoor Community.
Please contact HMS for an ACC request form that will be needed for making any changes to your Lot and/or home per the Covenants & Home Design Standards. Please fill out the form and submit it back to HMS for processing.
Here you will find examples of some of the documents that will be required to be submitted with your ACC form before the ACC can approve your request.
